The open plan ground floor living area is very spacious. The lounge has lovely views over the rolling Tuscan hills.

There is a traditional, handcrafted kitchen, complete with dishwasher, oven, hob and fridge/freezer. A peninsular unit separates the kitchen from the dining area, where there is a table with seating for up to 10 people.

The kitchen opens out to the private courtyard and there are steps leading to a higher terrace with a brick built barbecue.

For your enjoyment we have provided a docking station and speakers for your iPod (it can also be used with iPhones), with a speaker connection for MP3 players.

The “Montalcino Room” is on the ground floor; it has twin beds, next to it is shower room with a toilet and hand basin.

A staircase leads from the lounge to the first floor where there are three double bedrooms.

The “Florence Suite”, the main bedroom, is large, light and airy, with a king size bed. It has an ensuite bathroom with power shower, toilet, bidet and washbasin. There is a door from the bedroom leading to a private balcony overlooking the terrace.

The “Siena Room” has a king size bed, and double doors that open to reveal wonderful views.

he “Pienza Room” has twin beds.

All the bedrooms have large wardrobes and drawer space.

The family bathroom offers a power shower, bath, toilet, bidet and washbasin.

Separate from the villa, and located outside, is a utility room, with a useful laundry area and washing machine.
